In 2014 George Soros joined him, and in 2016 Carlos Slim (the world\u2019s 4th richest man) made his own <a href=\"http:\/\/www.bloomberg.com\/news\/articles\/2016-04-07\/carlos-slim-positions-himself-for-a-spanish-real-estate-recovery\">big bet on a Spanish property recovery<\/a>.<\/p>\n<p style=\"text-align: justify;\">None of them cited house prices or construction statistics among\u00a0their main\u00a0reasons to invest. They talked about wider economics \u2013 something often ignored in the property press.<\/p>\n<h2 style=\"text-align: justify;\">Billionaires look beyond property\u00a0data<\/h2>\n<p style=\"text-align: justify;\">Traditional statistics such as house prices and sales volumes tell us where we are, but they lack the\u00a0context required\u00a0to\u00a0make Bill Gates-style predictions.\u00a0To bet on the\u00a0future, real estate professionals\u00a0(and property portals!) need to look at the market more creatively.<\/p>\n<p style=\"text-align: justify;\">For\u00a0example,\u00a0tourism data isn\u2019t a big part of\u00a0property headlines but does that mean we should ignore it?<\/p>\n<p style=\"text-align: justify;\">We checked\u00a0to see if tourism data has any value as a\u00a0sideways\u00a0indicator:<\/p>\n<p><a href=\"https:\/\/agents.kyero.com\/wp-content\/uploads\/sites\/4\/2016\/04\/tourism-vs-purchases-EN-2.png\" rel=\"fancybox\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" alt=\"Spanish tourism vs. House sales\" src=\"https:\/\/agents.kyero.com\/wp-content\/uploads\/sites\/4\/2016\/04\/tourism-vs-purchases-EN-2.png\" width=\"534\" height=\"267\" \/><\/a><\/p>\n<p>Sources: Frontur \/ INE.es \/ Fomento.gob.es<\/p>\n<p style=\"text-align: justify;\">It\u2019s a potentially exciting signal.<\/p>\n<p style=\"text-align: justify;\">Frontur reported\u00a0an 11.4% rise in tourist arrivals in January\/February 2016 from Spain\u2019s main sources of property investment \u2013 UK, Germany, France, Italy, Ireland, Belgium and the Nordic countries.<\/p>\n<h2 id=\"signals\" style=\"text-align: justify;\">Three other market\u00a0signals<\/h2>\n<p style=\"text-align: justify;\">Watching the market like a billionaire doesn\u2019t require a deep understanding of economics\u00a0if we keep in mind\u00a0some very simple questions:<\/p>\n<ul style=\"text-align: justify;\">\n<li>Are foreigners\u00a0coming to Spain? (see above)<\/li>\n<li>Can they afford to buy?<\/li>\n<li>Is Spanish property a good investment?<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Here are some other numbers that are\u00a0easy to monitor and very insightful:<\/p>\n<h3 style=\"text-align: justify;\">1. GDP Growth<\/h3>\n<p style=\"text-align: justify;\"><em>Gross Domestic Product<\/em> offers a quick way to know if\u00a0Spain\u2019s international investors\u00a0are in the\u00a0mood to spend.<\/p>\n<p style=\"text-align: justify;\">High growth generally means a base of happy buyers\u00a0and we\u00a0can get\u00a0a very quick skim of national economies via\u00a0<a href=\"http:\/\/data.worldbank.org\/indicator\/NY.GDP.MKTP.KD.ZG\/countries\/1W?display=default\">World Bank GDP Growth Tables<\/a>.\u00a0For context, Spain\u00a0and Germany are growing slowly but\u00a0steadily\u00a0at 1.4% and\u00a01.6% respectively.\u00a0The\u00a0UK\u00a0has pulled ahead of the Eurozone\u00a0with 2.9% growth, helping to explain a recent <a href=\"https:\/\/agents.kyero.com\/international-buyer-enquiries-rise-25\/3161\">surge in British enquiries<\/a>.<\/p>\n<p style=\"text-align: justify;\">Meanwhile Russia is growing at\u00a0a very wobbly 0.6% \u2013 Russian buyers are likely to get harder to find.<\/p>\n<h3 style=\"text-align: justify;\">2. Exchange rates vs. HPI<\/h3>\n<p style=\"text-align: justify;\">Currency\u00a0makes an obvious\u00a0difference to overseas buyers and a weakening Euro can\u00a0drive sales by making houses cheap. British buyers\u00a0now have 25% more purchasing power in 2016 than they did in\u00a02008 when the Pound\u00a0plummeted against the Euro.<\/p>\n<p style=\"text-align: justify;\">However the effect can be magnified even further by factoring in the <a href=\"https:\/\/data.kyero.com\/en\/data\/spain\/indices\">House Price Index<\/a>.<\/p>\n<p style=\"text-align: justify;\">Example: Imagine a\u00a0British buyer fell in love with a\u00a0house costing \u20ac200,000 in 2008 \u2013 a cost to them of \u00a3196,000.\u00a0HPI says the same house now costs\u00a031% less and at\u00a0today\u2019s stronger exchange rate, that same house would now cost our buyer\u00a0\u00a3109,000 \u2013 saving them\u00a0\u00a387,000 (43%).<\/p>\n<p style=\"text-align: justify;\">Maths is making Spain good value.\u00a0Our buyer is now\u00a0buying a bigger house, or buying two houses and\u00a0probably\u00a0persuading\u00a0his poorer friend to buy the little apartment next door.<\/p>\n<h3 style=\"text-align: justify;\">3. Rental Values<\/h3>\n<p style=\"text-align: justify;\">Some international buyers relocate\u00a0to Spain, but\u00a0many don\u2019t. These investors are\u00a0looking for a\u00a0solid return on their investment either\u00a0via rising property values, or\u00a0via rental income.<\/p>\n<p style=\"text-align: justify;\">Rising rents increase yields and reassure\u00a0international buyers. The easiest way to track them is\u00a0via the <a href=\"https:\/\/data.kyero.com\/en\/data\/spain\/indices#cpi\">housing component of CPI (cost of living index)<\/a>.<\/p>\n<p style=\"text-align: justify;\">The only blight\u00a0on the market\u00a0are the restrictive short term lettings laws emerging across the regions. In an AirBnB economy, they could suppress buyer\u00a0appetite by making holiday lets\u00a0(which\u00a0foreigners prefer) much\u00a0harder.
