Tot i la clara recuperaci\u00f3 de l\u2019activitat, en acabar l\u2019any ens fem moltes preguntes sobre on anirem a parar si el 2017 continua com el 2016.<\/p>\n<p style=\"text-align: justify;\">Quan parlem de normalitzaci\u00f3 ho diem des de tres pilars b\u00e0sics del mercat: <strong>millora de l\u2019estoc d\u2019habitatge<\/strong> disponible amb la posada en marxa de bastants projectes nous, normalitzaci\u00f3 de la demanda basada en una major confian\u00e7a i en un millor acc\u00e9s al finan\u00e7ament, i uns preus prou moderats que sustenten aquesta entrada dels nous projectes al mercat. Tot i aix\u00ed, aquesta normalitzaci\u00f3 de mercat es contraposa en un fet que ens ha sorpr\u00e8s. Ha estat un any bastant extraordinari des del punt de vista de les vendes realitzades, que han estat moltes m\u00e9s que l\u2019any anterior i molt superiors als ritmes que ten\u00edem previstos. \u00c9s a dir, que el que ha passat al 2016 ens preocupa ja que ens genera moltes preguntes: <strong>s\u00f3n sostenibles aquests ritmes de venda?<\/strong> Generaran expectatives en pujades de preus fora de mercat? Qui ens comprar\u00e0 els seg\u00fcents projectes?<\/p>\n<p style=\"text-align: justify;\">Si ens fixem en el mercat de lloguer succeeix una mica el contrari pel que fa a l\u2019estoc d\u2019habitatge; n\u2019hi ha tant poc que ha fet que els preus augmentessin de forma important. Ha estat un any de menys contractes, a preus significativament m\u00e9s alts, i on molts habitatges s\u2019han llogat en menys d\u2019un dia. I aix\u00f2 tamb\u00e9 ens genera preocupaci\u00f3 i preguntes: on est\u00e0 el l\u00edmit? Com generarem m\u00e9s estoc r\u00e0pidament per relaxar els preus?
