En el nostre cas <strong>una millora significativa la vam experimentar al 2014<\/strong>. El 2015 ha significat un any continuista, per\u00f2 amb el handicap qu\u00e8 ha estat molt m\u00e9s fluctuant i variable que l&#8217;any anterior, sense una tend\u00e8ncia clara de millora continua. En resum, <strong>un any amb molts alts i baixos<\/strong> si ens referim principalment al mercat de venda.<\/p>\n<blockquote>\n<h3>&#8220;La nostra visi\u00f3 del 2015 \u00e9s prudent i no tan euf\u00f2rica&#8221;<\/h3>\n<\/blockquote>\n<p style=\"text-align: justify;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft\" style=\"margin: 8px;\" alt=\"Guifr\u00e9 Homedes\" src=\"https:\/\/www.amatluxury.com\/blog\/wp-content\/uploads\/2021\/12\/GUIFRE-HOMEDES.jpg\" width=\"199\" height=\"199\" \/>Est\u00e0 clar que <strong>moltes dades s\u00f3n positives<\/strong> amb increments de nou habitatge en construcci\u00f3, increments de preus, hipoteques concedides, etc. Per\u00f2 sempre cal tenir clar que venim de molt a baix, d\u2019un sector quasi paralitzat, i qualsevol millora m\u00ednima significa un increment percentual gran. En la nostra opini\u00f3, el problema que tenim \u00e9s que d\u2019una petita millora real <strong>es creen unes expectatives al sector molt altes i massa allunyades del mercat real<\/strong>, i aix\u00f2 pot acabar generant frustraci\u00f3. Conseq\u00fc\u00e8ncia d\u2019aix\u00f2 (i d\u2019altres coses) \u00e9s, una altra vegada, el creixement desmesurat d\u2019immobili\u00e0ries, valoracions fora de mercat, encariment d\u2019operacions sense valor afegit, salvament in extremis de finan\u00e7aments, etc. En resum, venim de la planta -1 i volem arribar al segon pis sense passar per la planta carrer ni pel primer pis.<\/p>\n<p style=\"text-align: justify;\">En el nostre cas <strong>el mercat de lloguer en general ha tingut un comportament molt continu<\/strong> en la millora, sense grans alts ni baixos. Potser el principal problema \u00e9s la falta d\u2019estoc; hi ha molt pocs pisos de lloguer bons al mercat i, els que hi ha, es lloguen molt r\u00e0pidament. El comportament dels preus en general ha estat a l\u2019al\u00e7a i la rotaci\u00f3 molt elevada.<\/p>\n<p style=\"text-align: justify;\">En canvi, <strong><a href=\"http:\/\/www.amatimmobiliaris.com\/w\/el-paisatge-canvia\/\">el mercat de venda ha estat molt m\u00e9s oscil\u00b7lant<\/a><\/strong>. Segurament els primers mesos del 2015 van ser bons, despr\u00e9s al segon trimestre hi va haver una baixada d\u2019activitat i el segon semestre ha estat molt oscil\u00b7lant, amb setmanes bones i setmanes menys bones.<\/p>\n<p style=\"text-align: justify;\">Igual que en lloguer, segurament<strong> el gran problema \u00e9s l\u2019estoc i l\u2019increment desmesurat de la compet\u00e8ncia<\/strong>. En termes d\u2019estoc hem de diferenciar entre obra nova i segona m\u00e0. Si parlem d\u2019obra nova, durant el 2015 l\u2019estoc s\u2019ha anat normalitzant i ho continuar\u00e0 fent progressivament al 2016. Al contrari del que es pensa en general, a les zones on nosaltres treballem habitualment, Barcelona ciutat i algunes poblacions de la primera corona,<strong> l\u2019estoc d\u2019obra nova provinent dels anys de crisi ja estava pr\u00e0cticament absorbit<\/strong> i la demanda s\u2019havia mantingut, aix\u00ed que vam comen\u00e7ar el 2015 amb falta d\u2019obra nova en aquestes zones. Si parlem de segona m\u00e0, <strong>la t\u00f2nica al 2015 ha estat la <a href=\"http:\/\/www.amatimmobiliaris.com\/w\/ha-tocat-fons-el-mercat-espanyol\/\">falta d\u2019estoc<\/a> de qualitat disponible i a preu<\/strong>. Des del nostre punt de vista, al estar tan repartit entre moltes immobili\u00e0ries, el producte est\u00e0 una mica maltractat en general.<\/p>\n<p style=\"text-align: justify;\">Si parlem de preus, en la majoria de zones on treballem el producte de segona m\u00e0 s\u2019ha mantingut estable o amb un increment de menys del 2% en algunes zones.
