Si hagu\u00e9ssim de fer un titular, seria que malauradament <strong>l&#8217;oferta de lloguer s&#8217;ha ensorrat<\/strong> (ja fa temps que ho apunt\u00e0vem).\u00a0Per\u00f2 anem a pams i comencem pel <strong>mercat de venda<\/strong>.<\/p>\n<p>&nbsp;<\/p>\n<h5><span style=\"color: #da291c;\"><strong><b>Mercat de venda<\/b><\/strong><\/span><\/h5>\n<p style=\"text-align: justify;\">Tot i venir d&#8217;un 2022 r\u00e8cord i que nivell general les compravendes han tingut una caiguda important, cosa totalment l\u00f2gica amb el context 2023 i despr\u00e9s del pic del 2022, en el nostre cas ens <strong>hem mantingut en el mateix nombre de transaccions<\/strong>, per\u00f2 amb un <strong>volum significativament superior<\/strong>. Qu\u00e8 vol dir aix\u00f2? Doncs que hem fet m\u00e9s transaccions en franges de preu m\u00e9s altes. Una dada relacionada amb aquesta \u00e9s que el nombre de transaccions que han estat finan\u00e7ades tamb\u00e9 s&#8217;han redu\u00eft for\u00e7a.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">En moment d&#8217;incertesa com el 2023 la gran pregunta sempre va al voltant de l&#8217;<strong>evoluci\u00f3 dels preus<\/strong>, un tema delicat perqu\u00e8 sempre dep\u00e8n molt de zones i immobles, per\u00f2 a escala mitjana la resposta seria <strong>estabilitat absoluta<\/strong> tot i la complexitat de l&#8217;entorn. Seguim en un <strong>context de poca oferta<\/strong> i no hi ha hagut canvi en aquest sentit entre el 2022 i el 2023.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Fent una lectura molt general est\u00e0 clar que una part de la demanda, la que m\u00e9s dep\u00e8n del finan\u00e7ament, ha estat on hi ha hagut m\u00e9s desacceleraci\u00f3, en\u00a0canvi,\u00a0les franges de demanda amb m\u00e9s capacitat adquisitiva i menys dependents\u00a0del finan\u00e7ament\u00a0han incrementat la seva activitat. Preus estables en un context d&#8217;oferta baixa que no ha variat en tot l&#8217;any.<\/p>\n<p><strong>Dades Venda:<\/strong><\/p>\n<ul>\n<li>N\u00famero Vendes estable.<\/li>\n<li>Preu mitj\u00e0 immobles venuts incrementa 25% i se situa al voltant dels 600.000\u202f\u20ac.<\/li>\n<li>Evoluci\u00f3 dels preus estables, amb cert increment en algunes zones determinades.<\/li>\n<li>Oferta estabilitzada en un nivell baix respecte a pre-Covid.<\/li>\n<li>Les operacions amb finan\u00e7ament no arriben al 50% (ven\u00edem de m\u00e9s d&#8217;un 70% el 2022).<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h5><span style=\"color: #da291c;\"><strong><b>Mercat de lloguer<\/b><\/strong><\/span><\/h5>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">El mercat de lloguer s&#8217;ha caracteritzat per una <strong>caiguda molt destacada de l&#8217;activitat<\/strong> per la manca d&#8217;oferta. I aix\u00f2 ja se suma a la caiguda que va haver-hi el 2022. I est\u00e0 clar que la contraposici\u00f3 s\u00f3n <strong>els preus<\/strong>, que evidentment en un entorn d&#8217;escass\u00edssima oferta <strong>han continuat creixent<\/strong>. Les dues coses juntes han fet que l&#8217;acc\u00e9s a l&#8217;habitatge de lloguer hagi estat molt dif\u00edcil per la gran majoria de gent. La demanda estrangera ha continuat sent important, com el 2022, arribant a <strong>quotes d&#8217;entre el 25 i 40%<\/strong> dels contractes en funci\u00f3 de la zona, la import\u00e0ncia d&#8217;aquesta dada radica sobretot en el fet que en general s\u00f3n perfils molt m\u00e9s solvents, que poden absorbir preus clarament m\u00e9s elevats que la demanda local.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Ja per acabar,\u00a0cal destacar\u00a0que dintre de l&#8217;entorn de baixa oferta que ha sigut aquest 2023 quasi un <strong>15% de l&#8217;oferta s&#8217;ha llogat sense publicar-la<\/strong>, b\u00e0sicament gestionant la llista d&#8217;espera.<\/p>\n<p><strong>Dades Lloguer:<\/strong><\/p>\n<ul>\n<li>Caiguda Contractes\u00a0del 25%.<\/li>\n<li>Caiguda Oferta del 38%.<\/li>\n<li>Increment mitj\u00e0 de la repercussi\u00f3 per llogar del 4%, situant-se en el nostre cas en mitjana a 15,53 \u20ac\/m\u00b2 al mes.<\/li>\n<li>Quota demanda estrangers del 25% entorn Barcelona i 37% a la mateixa ciutat.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h5><span style=\"color: #da291c;\"><strong><b>Transformaci\u00f3 energ\u00e8tica del parc immobiliari?<\/b><\/strong><\/span><\/h5>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Finalment, destacar en negatiu el <strong>frac\u00e0s generalitzat<\/strong> que est\u00e0 sent a Catalunya la <strong>transformaci\u00f3 energ\u00e8tica del parc immobiliari<\/strong> amb els Fons\u00a0Next\u00a0Generations\u00a0destinats espec\u00edficament per <a href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2023\/06\/servei-de-prediagnostic-per-assolir-els-ajuts-per-a-la-rehabilitacio-dedificis\/\" target=\"_blank\" rel=\"noopener\">impulsar la rehabilitaci\u00f3 massiva d&#8217;edificis<\/a>. Durant tot el 2023 hem continuat impulsant aquesta transformaci\u00f3 en molts edificis. Per\u00f2 amb una <strong>taxa molt baixa de conversi\u00f3 a projectes reals.<\/strong> Principals motius han estat la complexitat administrativa dels\u00a0FNG\u00a0i la desconfian\u00e7a que generen quan les inversions a fer s\u00f3n molt importants. Continuarem persistint ja que els <a href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2023\/03\/certificat-deficiencia-d-com-a-minim-el-2033\/\" target=\"_blank\" rel=\"noopener\">canvis en l&#8217;\u00e0mbit europeu els tenim cada cop m\u00e9s propers<\/a>.<\/p>\n<p>&nbsp;<\/p>\n<h5><span style=\"color: #da291c;\"><strong><b>Quatre pinzellades del 2024<\/b><\/strong><\/span><\/h5>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Com sempre \u00e9s molt dif\u00edcil fer pron\u00f2stics en un entorn de cont\u00ednua incertesa.
